Clarice Berry, aged 77, died from chest injuries when a 3,800kg gable wall collapsed and crushed her at her rental property in Wigan on July 18, 2021. A coroner has ruled that her death could have been prevented, finding that concerns about the crumbling wall had been repeatedly raised—first nearly eight years before the tragedy—yet no action was taken to repair it.

The end-of-terrace property was owned by S&G Properties (No2) Limited and managed by KMPM. The property management company's own inspections, beginning in August 2013, identified that the gable wall had a "big bulge" and needed "urgent" repointing or rebuild. Despite multiple subsequent inspections in 2016 and 2021 that continued to flag the deteriorating brickwork—which was ultimately caused by complete failure of cavity wall ties—no structural survey was commissioned and no repairs were undertaken. The coroner found that a competent landlord and property manager would have ensured monitoring and a structural survey by 2018 at the latest, and concluded that neither the landlord nor the management company followed government guidance on hazard prevention.
