A homeowner in Wigan says his dream house has lost £170,000 in value after four 60ft-high warehouses were built next door as part of the Astley Business Park development. David Gerrard, 47, said an estate agent valued his five-bedroom home at just £380,000, down from an estimated £550,000 without the warehouses nearby, and warned he might struggle to sell it at all, undermining the property he had hoped would fund his retirement.

The 350,000 sq ft development in Tyldesley, Greater Manchester, features warehouses up to 18.3 metres tall built metres from homes, which residents have likened to giant "cruise liners". Mr Gerrard bought the house for £360,000 in 2019, shortly after the estate was completed, and neighbours have reported sleepless nights and struggles selling their own properties since logistics firm Whistl began round-the-clock HGV operations from one of the units in July. Greater Manchester Mayor Bev Craig recently visited the site and said the development "didn't sit right" with her.
