Nearly 8,000 BTO flats launched across six towns in first sales exercise since income ceiling increase
Singapore’s Housing and Development Board has launched 7,964 Build-to-Order flats across seven projects in six towns. It is the first sales exercise since household income ceilings rose in August, broadening the group of buyers who may qualify; the launch brings the 2026 total to 23,928 new flats.
The mix includes three Standard projects, three Plus projects and one Prime project, with options ranging from two-room Flexi to 3Gen flats. Sembawang Anchor offers 1,310 flats with waits under three years, while the other projects have waits under four years. Starting prices before grants range from S$266,000 for a three-room Standard flat to S$619,000 for a four-room Prime flat with a balcony; eligible first-timer families may receive up to S$120,000 in housing grants.
In short
- HDB launched 7,964 flats across six Singapore towns.
- The exercise follows higher household income ceilings.
- Waiting times are under four years across all seven projects.
Explained simply
Build-to-Order flats are new public housing sold by Singapore’s Housing and Development Board (HDB). Buyers apply during set sales exercises, then wait for their flat to be built; the projects are classed as Standard, Plus or Prime, with different locations and features.
The August income ceiling increase means households with higher incomes may now qualify to buy HDB flats. Eligible first-time buyers can also receive housing grants, which reduce the amount they need to pay.
The launch adds to Singapore’s supply of new public housing and gives prospective buyers a choice of flat sizes, towns and estimated waiting times. The different project classes, prices and grant eligibility affect which options may suit each household.
